Real Estate Video Walkthroughs: What Sells and What Does Not

Photos get the click. A walkthrough video answers the question every buyer has after the photos: how does it flow? Where is the kitchen relative to the living room? How big is the yard really? A good walkthrough answers that in ninety seconds and a bad one wastes everyone's time.
When a walkthrough is worth it
- Homes where the layout is a selling point and photos cannot show it.
- Properties with land, where the walk from the house to the barn to the pond is the story.
- Listings likely to draw out-of-town or military buyers who will decide before visiting.
- New construction and higher-value listings where buyers expect it.

How it should be shot
Stabilized, slow, and in the order a buyer would walk it. Front exterior, entry, main living, kitchen, then bedrooms, then out the back to the yard. A gimbal keeps the motion smooth; handheld phone video makes people seasick. Lights on in every room, blinds open, and the same staging rules as photos: nothing on the counters, no cars in the driveway, no pets in frame.
Ninety seconds to two minutes. Nobody watches a six-minute walkthrough of a three-bedroom house. If a room is not worth showing, do not show it.
Vertical cuts for social
The same footage gives a vertical reel for Instagram and Facebook, which is where most agents now get their listing reach. Ask for it up front and it is cut from the same shoot with the price and the address on screen. For a short-term rental, the walkthrough doubles as the guest orientation: where the keys are, how the deck opens, which door leads to the pool. Land and acreage
For a tract with a house on it, the walkthrough continues outside: the drive, the barn, the pasture, the pond, and back to the porch. Drone footage cut into the walkthrough gives the buyer the whole picture in two minutes, from the front door to the back fence line. Twilight and exterior video
A short exterior clip at dusk, with the interior lights on and the sky still blue, is the single most striking piece of listing media for a home with any curb appeal, and it is shot in the same visit if the schedule allows for it. It works as the opening shot of the walkthrough and as a standalone social clip. Ask for it when the listing is a house that looks good from the street, and skip it when it does not.
